LONGHOUSE, is the first in a series of 4-season country homes designed and built by Andrew Fee and Linda Corbett of SOMA Studio that define the spirit of Rural Modern living.
At the end of a tree-lined drive in a private meadow on the Napanee River sits LONGHOUSE. The six-and-a-half acre property is bordered by century-old Maple and Bur Oak trees and traversed by a stream and natural spring that cascades over limestone boulders.
Inspired by Canadian historic and vernacular architecture, the sleek, contemporary design silouette and interiors of LONGHOUSE merge twenty-first century lifestyle and technology with elements of traditional building technique. The Main Structure is a 30 foot by 50 foot Timberframe flanked by an adjoining contemporary flat-roof Main Entryway and a Principal Bedroom Suite extension with pitched roof.
Landscape features include a cantilevered glass-panelled River Porch offering a secluded nature lookout over the Cataraqui Trail conservation area on the opposite shore and a Timberframe Carport with steel roof that accommodates two cars and has an electrical panel adaptable for electric vehicles.
Building construction includes ICF footings and foundations, Kingston ashlar limestone walls and a twenty-eight-foot-high chimney, Maibec spruce siding and a twenty-two gauge site-rolled standing- seam steel roof. The custom-made Loewen windows and doors have a metal clad exterior and Douglas Fir interior.
Longhouse is elevated on a platform of custom wood-textured concrete. The south-facing Main Entry portion has embedded lighting and encases a large garden of wildflowers and grasses. The north-face forms an elevated 1000 square-foot Main Terrace with glass railings overlooking the river.
Inside the interior design and signature SOMA style millwork and finishes celebrate the finest craftsmanship and the International Style of open living spaces and grand views. This house is perfect for gracious entertaining and family groups.
The 2,789 square foot Main Floor is defined by a soaring 35 foot-high peaked ceiling and features an open Kitchen, Living and Dining areas. In the Dining area massive 10 foot-high double doors with 2 foot-high transome windows above open onto the Main Terrace.
The Primary Bedroom Suite has a 16 foot-high cathedral ceiling and two glass doors opening onto the Main Terrace and views. It includes a 5-piece Bathroom and large Walk-in Dressing Room.
A custom solid red oak open staircase links all three levels of the house. The Main Entryway has a stone slab step, terrace and solid mahogany custom door. The Mudroom Entryway has a terrace, stone Wind Wall and solid mahogany custom door. The two-piece Mudroom Powder Room vanity is rift-cut white oak.
The 750 square-foot Loft houses 2 Queen-sized Bedrooms with Closets, a four-piece Shared Bathroom and a 28 foot long Gallery Space overlooking the Main Floor.
The Lower Level adds 2,039 square-feet of finished living space to the 2,789 square-feet aboveground for a total of 4,828 square-feet of space. The ICF foundation accommodates an 8 foot 6 inch unobstructed finished ceiling height. The Lower Level includes a large Bedroom Suite with two large windows, a Sitting Room, 3 piece Ensuite Bathroom and a large Walk-in Closet. Two large white oak interior windows with privacy glass translate the natural light from the Bedroom Suite into the generous Family Room. In addition there is a Laundry Room, Wellness Room, Utility Room and Hallway.
All interior millwork was designed and built exclusively for LONGHOUSE by SOMA Studio and including the door and window surrounds, are all hand-finished in a curated palette of Belgian eco-stain colours. The walnut panelled Main Entryway features a walnut Slat-Screen Archway. The Principal Bedroom vanity is also walnut. The Kitchen, Principal Dressing Room and Mudroom Closets are all rift-cut white oak as are the Lower Level Ensuite Bathroom vanity and the Loft Bedroom vanity.
Contemporary slab Italian porcelain tile was chosen for the Main Floor and and Bathrooms for beauty and durability. The white oak engineered floor is German. The Belgian-engineered STUV wood-burning fireplace surround is white oak with Spanish handmade tile. Quality appliances include WOLF_SubZero, Asko and Sharp.
LONGHOUSE is eight minutes from the 401 and the historic town of Napanee in unspoiled L&A County. The location is perfectly situated 28 minutes from Kingston on Lake Ontario and Picton in Prince Edward County and just over 2 hours from either Toronto, Montreal or Ottawa.
